(Property Management Services)
For property owners who reside outside of Japan, property management tasks—such as tenant move-ins and move-outs, property maintenance, rent collection, and even specialized tax-related matters—must be handled by a reliable management company.
Our company provides full support to owners and tenants alike by managing properties after acquisition. We have established partnerships with management companies across Japan, allowing us to offer comprehensive nationwide property management services.
Since 2023, we have introduced the WealthPark Owner App, a leading digital platform with bases in New York, Shanghai, Taipei, and Hong Kong. As the first real estate management company in Kyushu to implement this system for overseas clients, we are driving the digital transformation (DX) of property management services.
Additionally, we accept transitions of property management contracts from bankrupt management companies (especially those involving overseas investors) and also provide services to purchase management rights for overseas investor-owned properties.
Foreign Language Explanations of Important Matters by Certified Real Estate Agents
Rather than relying on "translations," our certified real estate agents, fluent in English, will personally explain important matters with full responsibility. We also provide support for subsequent remittance (or receipt of funds). Please feel free to contact us for further details
We charge the standard commission rate for transactions conducted through our company.
If you wish to proceed with a transaction through another agency but require an explanation of important matters in English or have issues related to international remittances, please feel free to consult us.
In the case of transactions involving Akiya(Vacant) homes, as the work involved is significantly greater than standard brokerage services, a separate consulting agreement will be required.

PROPERTY PURCHASE PROCESS
From Inquiry to Earning Income
STEP 1: Set Your Property Search Criteria
To help us find the perfect property for you, please provide the following information:
- Price Range
- Area (e.g., Tokyo’s 23 special wards)
- Purpose (Investment or Personal Use)
- Other Preferences
STEP 2:Submit an Offer and Application
Once you’ve found a property you like, we’ll help you make an offer.
You’ll need to complete a purchase application with your name, address, and signature (see sample form).
Your agent will use this application to negotiate the price with the seller on your behalf.
STEP 3:Submit Affidavit for Property Registration
Once your offer has been accepted, you’ll need to obtain an affidavit for property registration in Japan.
This document is required to register the property in your name and can be issued by a notary public or your local government office.
The affidavit must include the following information:
- Full Name
- Home Address
- Date of Birth
- Passport Number
- Nationality
- Email Address
STEP 4:Contract and Due Diligence
Once you’ve confirmed your interest in the property, a licensed real estate notaryt in Japan will carry out a due diligence check, reviewing the legal aspects of the property to ensure a safe transaction.
- If no issues are found: The seller will prepare the sales contract and “Important Matters” document, which we will send to you for review.
- If issues are found: We will inform you before the contract is finalized. At that point, you may choose to renegotiate or cancel the transaction.
STEP 5:Contract Review via Zoom
Once you’ve received the documents, we’ll schedule an online meeting to walk you through the property details and contract.
The session typically takes 1.5 to 2 hours, giving you plenty of time to ask questions and ensure everything is clear.
STEP 6:Contract Signing and Deposit Payment
After the Zoom briefing, you will proceed to sign the contract.
At this stage, the deposit payment will also be required to secure the purchase.
STEP 7:Submit the Signed Contract
Please return the signed contract to us. Once received, we will calculate the total associated costs and issue the final invoice.
STEP 8:Final Payment
Once you’ve reviewed the invoice, the payment can be made via international bank transfer or Wise, an online money transfer service.
STEP 9:Settlement and Registration
Once the payment has been received, we will proceed with registering the property in your name.
The registration will be officially completed when the settlement is finalized.
STEP 10:Review Monthly Balance via WealthPark
Each month, you can review your balance through the WealthPark app.
It includes details of your monthly income, expenses, and the current account balance.
STEP 11:Rent Remittance to Your Bank Account
Upon your request, we will remit your rental income using one of the following methods:
- Bank Transfer (approx. JPY 7,000 fee per transaction)
- Wise (international online remittance system)
STEP 12:Tax Processing
We will manage tax-related payments on your behalf. After purchasing a property in Japan, the following taxes must be paid:
- Fixed Asset Tax: Paid annually, calculated by the local government.
- Acquisition Tax: One-time payment due after the property is purchased.
- Income Tax: Paid annually, based on your previous year’s income, expenses, and depreciation.
We will notify you when the tax filing season approaches (typically March to April) and arrange for our licensed tax accountant to handle your filing.
Please note: Tax filing will be conducted by a certified tax accountant, and a separate fee will apply for this service.
Tip: There is a basic income deduction of JPY 480,000 available to all taxpayers. If you own only 1–2 small units (such as a single apartment room), you may not be required to pay income tax.

- Graduated from Lake Bolac College in Australia, where he later studied aircraft piloting before returning to Japan.
- After working as an English instructor and managing a private English conversation school, he joined the family real estate business (Home Management Center Co., Ltd.).
- Gained experience in property management, auctions, purchasing and resale, and rentals at Home Kanri Center Co., Ltd., focusing on property acquisitions in the Fukuoka City area.

Shintaro Mori (SHIN)
Biography
- Born in Fukuoka City, Fukuoka Prefecture.
- Graduated from Kanazawa Institute of Technology.
- Gained extensive experience in the Philippines, including the establishment of new offices and acquisitions for Japanese companies.
- Upon returning to Japan, worked on developing overseas sales channels for Japanese businesses.
